Homeowner Assistance
Loan Modification
If you can’t afford your current mortgage, it may be possible to change certain terms of the loan to make it more affordable. For example, changing the interest rate or the time allowed for repayment may lower your monthly payments to an amount that works for you.
Getting Started
If you would like to request a modification to your loan, you will need to submit a Modification Request Package that includes the following information:
- Most recent mortgage statement for any other mortgages on the subject property
- Signed IRS Form 4506-T Request for copy of Tax Transcript (download)
- Letter explaining your current hardship
- Borrower assistance form (download)
- Current income documentation (as detailed on the borrower assistance form)

What to Expect
After submitting your package, here is what you can expect:
- Within 3 business days of submitting your package, we will contact you to confirm receipt of your package
- Within 10 business days of submitting your package, we will perform an initial review and request any supporting documentation that may be needed.
- Within 10 business days of receiving the supporting documentation, we will provide a decision on your request.
In the event that you feel your request is not being handled in a timely manner as outlined above or if you feel your request was not given adequate consideration, you may contact Jon Meier at 801-223-7447 (or 800-453-8188 x7447).
Short Sale
If you need to sell your home, but the current market value is less than the amount you owe on your mortgage, you may be able to avoid foreclosure by executing a short sale.
Getting Started
If you would like to request a short sale, you will need to submit a Short Sale Request Package that includes the following information:
- Most recent mortgage statement for any other mortgages on the subject property
- Signed IRS Form 4506-T Request for copy of Tax Transcript (download)
- Letter explaining your current hardship
- Financial Analysis worksheet (download)
- Current income documentation
- If a realtor is being used, please provide the following additional documentation:
- Authorization letter. Please provide a letter authorizing the realtor to receive access to information on your account. The letter must be dated and include the last 4 digits of the borrower’s Social Security Number, their signature, the full account number, and the property address. (download)
- Fully executed listing agreement

Deed in Lieu of Foreclosure
If you are not able to remain in your home and avoid foreclosure, you may be able to transfer ownership of your home voluntarily to Utah Community Credit Union.

If you would like to request approval for deed in lieu of foreclosure transaction, you will need to submit a Deed in Lieu Request Package that includes the following information:
- Most recent mortgage statement for any other mortgages on the subject property
- Signed IRS Form 4506-T Request for copy of Tax Transcript (download)
- Letter explaining your current hardship
- Financial Analysis Worksheet (download)
- Current income (as detailed in the Financial Analysis Worksheet)
